I'm looking for something that can tolerate the above conditions. otherwise I've got 2 huge pine trees with bare area just under them. We're cleaning up about 6 inches deep of needles today. Previous owner wasn't exactly the attractive front yard type.

The soil under the pine trees will be acidic so you need to concentrate on plants that love acidic soil...Azaleas, Rhododendrons and Lily-of-the-Valley.
Wander thru a local garden center looking for these and others that love acidic soil and shade. And you won't have to be raking up the pine needles all the time since they make a great mulch around those acid soil loving plants.
I have heard that Rose of Sharon will do well in those conditions too but here they grow in clay and full sun...but check them out in your area.

omg! thanks so much!!!!
I have deep purple rhods in front of my house already and this just gives me an easy excuse to my hubby (he's not that fond of them LOL) for more!!!
Not to mention I absolutely love LotV's!!
Now I just need to order some bulbs, they're sometimes hard to find in my area.
